Most of Chandler was built from the 1980s onward, and a lot of that housing is now 25 to 40 years old. That's the age when the original plumbing starts to let go: polybutylene supply lines (the grey plastic pipe used through the mid-90s) failing at the fittings, copper under the slab developing pinholes, and pressure regulators that quietly stopped regulating and let city pressure stress every joint in the house. How We Find It
Pressure testing to tell us which side of the system is losing water, acoustic listening equipment to hear it under the slab or inside a wall, thermal imaging for the warm track of a hot-side leak, and tracer gas when the leak is small or deep. Can you find a leak under tile or stone without pulling it up?
That's the point of the equipment. We locate first, then open only the spot we need, or reroute the line so the floor is never touched.
My bill went up but everything looks dry. What now?
Turn off every fixture and appliance, including the ice maker and irrigation, and watch the water meter. If the leak indicator moves, water is going somewhere. Call us and we'll find it.
Does homeowners insurance cover this?
It depends on the policy. Many cover the cost of accessing the leak and repairing the damage, but not the pipe itself. We document the location and cause in writing so your adjuster has what they need.
