Leak Detection in Phoenix

Most leaks don't announce themselves. They show up as a bill that's suddenly higher, a meter that spins when nothing's running, mold in a closet, a hairline crack in the drywall, or a patch of tile that's warm underfoot. In Phoenix, with slab foundations and copper lines that have been sitting in mineral-heavy water for decades, hidden leaks are common, and the damage from waiting is expensive.

We locate leaks with acoustic listening equipment, pressure testing, thermal imaging and tracer gas where needed. The goal is to pinpoint the leak to within a foot or two so the repair is one small opening, not a demolition.

How to Tell if You Have a Hidden Leak

  • Shut off every fixture and appliance, then watch the water meter. If the small dial moves, water is going somewhere.
  • A water bill that climbed with no change in habits
  • Warm or damp spots on the floor, especially near bathrooms and the kitchen
  • Low water pressure that came on gradually
  • The sound of running water when nothing is on
  • Mildew smell, soft drywall, or paint that bubbles
  • Cracks in tile or the slab that weren't there before

Slab Leak Detection and Repair

A slab leak is a leak in a water line running under or through the concrete foundation. Phoenix homes built with copper under the slab are the usual suspects; the copper corrodes from the outside where it contacts soil and concrete, or from the inside from water chemistry. Signs are a warm spot on the floor (hot line), a persistently damp area, or a foundation crack with moisture.

Once we've located it, there are three ways to fix a slab leak, and the right one depends on the house. A spot repair means opening the slab at the leak and repairing that section; it's the least disruptive if the rest of the line is sound. A reroute abandons the leaking line in the slab and runs a new one overhead through the attic or walls; it's our usual recommendation when the line has already leaked once, because a second leak is likely. A whole-home repipe replaces all the water lines; it's the answer for houses with a history of leaks. We'll show you the leak location and explain which option we'd choose for your home and why.

The Leaks We Fix

Slab leaks, pinhole leaks in copper, leaks at fittings behind walls, leaking shower pans and valves, supply lines under sinks and toilets, water heater connections, main line leaks between the meter and the house, and irrigation tie-ins at the backflow. If it's on the house side of the meter, it's ours.

After We Find It

You'll get a clear explanation of where the leak is, what's causing it, and a price for the repair options. The repair is warrantied for a year on parts and labor. If your insurer is involved, we document the leak location and cause in writing; many policies cover the access and repair to the leak even when they don't cover the plumbing itself.

Questions We Get Asked

How much does leak detection cost?

It's a flat diagnostic fee that we quote when you call. If we do the repair, we tell you exactly how the detection fee applies to the total.

Can you find a leak under the slab without breaking the floor?

Yes, that's the point of the equipment. We locate first, then open only the spot we need, or reroute so the floor is never opened.

Does homeowners insurance cover slab leaks?

It varies by policy. Many cover the cost to access and repair the leak and the resulting water damage, but not the pipe itself. We'll give you the documentation your adjuster needs.

My bill went up but I can't find any water. What now?

Do the meter test above. If the meter moves with everything off, call us. That's the classic sign of a slab or underground leak.

Is a leak an emergency?

An active leak you can't stop is. A slow slab leak isn't a midnight call, but it's not a wait-a-month problem either; every day adds water damage and cost.
