Why Does My Hot Water Run Out So Fast?
September 26, 2026
When your hot water runs out so fast that the second shower of the morning goes cold, the usual causes are sediment taking up room in the tank, a failed lower heating element on an electric heater, a broken dip tube that lets cold water short-circuit to the top, a thermostat set too low, or a tank that was simply never big enough for the household. In Phoenix, sediment is the one I find most often, because our hard water fills the bottom of a tank faster than almost anywhere. Most of these are repairs, not replacements, and I will walk you through how to tell them apart.

7 Signs of a Slab Leak in Your Arizona Home
September 20, 2026
Most Phoenix homes sit on a concrete slab, and in a lot of them, the water lines run under or through it. When one of those lines leaks, the water goes into the ground and the slab, not onto your floor, which is why slab leaks can run for months before anyone notices. Here's what to watch for.

Snowbird Plumbing Checklist: Before You Leave and When You Return
September 20, 2026
A surprising number of the worst water-damage jobs we see happen in empty houses. A supply line lets go in May, nobody's home until October, and the water runs the whole time. If you leave your Phoenix-area home for the summer, or you're a winter resident heading north, an hour of prep protects the house. Here's what we tell our own customers.
