Water heaters work harder here than almost anywhere. Incoming water is hard enough to coat elements and burners in scale within a couple of years, and garage-installed units sit in 110-degree air all summer. That combination is why a Phoenix water heater tends to need attention sooner than the manual suggests. Most of the time the fix is a part, not a new unit.

Symptoms and What They Usually Mean

  • No hot water at all: pilot or igniter on gas units, a tripped high-limit or failed element on electric.
  • Hot water runs out fast: a failed lower element, a broken dip tube, or sediment taking up half the tank.
  • Rumbling or popping: sediment on the bottom of the tank boiling water underneath it. A flush may fix it; a heavily scaled tank may be near the end.
  • Water is rusty or smells: a spent anode rod, or corrosion inside the tank.
  • Water around the base: could be a loose fitting or the T&P valve (repairable), or the tank itself (not repairable).
  • Pilot won't stay lit: thermocouple or gas valve.
  • Tankless showing an error code: usually scale buildup or a flow sensor. A descale often clears it.

If the tank itself is leaking, that's a replacement; there's no repair for a rusted-through tank. For everything else, the question is the unit's age and condition. A four-year-old heater with a bad element should be repaired. A twelve-year-old heater with its second failing part in a year is throwing good money after bad, and we'll say so. What a Repair Visit Looks Like

We check the unit, the venting, the gas or electrical supply and the water pressure, because a failing pressure regulator will kill a water heater early. How long should a water heater last in Arizona?

Is it dangerous to keep using a leaking water heater?

A small drip at a fitting isn't dangerous, but a tank leak will only get bigger. Turn off the cold supply and call.
