Leak Detection in Scottsdale
Scottsdale homes come in two plumbing generations. The ranches and early subdivisions south of Indian School and around Old Town have copper under the slab that has been in the ground for 50 or 60 years, and that copper is where most of the slab leaks we find in Scottsdale come from. The larger homes to the north are newer, but they have more plumbing: two water heaters, recirculation loops, long runs to outdoor kitchens and pool houses, and a lot of fittings behind a lot of drywall. Both kinds of house sit on the same hard water as the rest of the Valley, and both leak in their own way. We serve Scottsdale from our Phoenix shop and run regular calls across the city.
How We Find It
Pressure testing to tell us which side of the system is losing water, acoustic listening equipment to hear it under the slab or inside a wall, thermal imaging for the warm track of a hot-side leak, and tracer gas when the leak is small or deep. We mark the location to within a foot or two so the repair is one opening. Leak location is a flat diagnostic fee we quote when you call, and we tell you how it applies to the repair.
What We Fix Once We Find It
Slab leaks, with a spot repair, an overhead reroute, or a repipe when the house has a history. Pinhole leaks in copper behind walls and in attics. Leaks at shower valves, tub spouts and pans. Supply lines and shut-offs under sinks and toilets that have let go. Main water line leaks between the meter and the house, which show up as a wet or green strip of yard. Irrigation tie-ins at the backflow. If it's on the house side of the meter, it's ours, and the repair carries a one-year warranty on parts and labor.

Do you charge to find the leak?
Yes, a flat diagnostic fee that we quote when you call. If we do the repair, we tell you exactly how the fee applies to the total.
Can you find a leak under tile or stone without pulling it up?
That's the point of the equipment. We locate first, then open only the spot we need, or reroute the line so the floor is never touched.
My bill went up but everything looks dry. What now?
Turn off every fixture and appliance, including the ice maker and irrigation, and watch the water meter. If the leak indicator moves, water is going somewhere. Call us and we'll find it.
Does homeowners insurance cover this?
It depends on the policy. Many cover the cost of accessing the leak and repairing the damage, but not the pipe itself. We document the location and cause in writing so your adjuster has what they need.
