The subdivisions further south are 70s and 80s construction with the same slab-and-copper setup, just a decade or two younger. Does homeowners insurance cover this?

It depends on the policy. Many cover the cost of accessing the leak and repairing the damage, but not the pipe itself. We document the location and cause in writing so your adjuster has what they need.
